Information for Tenants
At Spark & Sons we have a range of properties to suit most price ranges from studio apartments to luxury one and two bedroom flats, both furnished and unfurnished. We cater for the needs of most tenants, including singles, couples, families, students and the professional sharer market. We have a wide selection of properties, including studio apartments, one and two bedroom flats, to two and three plus bedroom houses, to suit most large and small groups.
Property in Brighton and Hove can be snapped up very quickly by the large number of callers that come into our Hove office on a daily basis. We recommend that you phone us to check on the availability of properties that you are interested in.
When you rent a property through Spark & Sons, we supply you with a photographic schedule of condition, which shows you the condition of the property when you move in.
The tenancy agreement you enter into with your landlord is a standard Assured Shorthold Tenancy under the Housing Act 1988, as revised by the Housing Act 1996. We believed our contracts are clear, concise and are aimed to make you aware of both your, and the landlords obligations during the tenancy.
In the event of any repairs or maintenance needed at the property you have rented through Spark & Sons, we always aim to carry have any work carried out swiftly and with the least inconvenience to the occupiers.
If you take a property through Spark & Sons we will give you an application form to complete, which contains all of the details we will need from you. The following details outline what we need from you before a let can proceed:
- An initial holding fee of £250 in cleared funds (which goes towards the balance of the main deposit)
- Full financial UK based bank ⁄ Building Society reference
- Current UK employment reference
- If employed for less than a year in your current employment post, a suitable guarantor will be required
- Current landlord or letting agent reference
- Personal ⁄ professional character reference
- The first months rent paid in cleared funds, in advance
- A full deposit, which will be a minimum of 6 weeks rent. A shared property (with three occupiers or more, will require a minimum deposit of £500 per sharer ⁄ tenant.
- Tenancy agreement fee of £135 (plus VAT) per tenant ⁄ applicant
- Appropriate UK based property owner to act as a guarantor, providing relevant financial details and proof of ownership (title deeds ⁄ land registry or mortgage statement)
- Complete application form and details to be returned to the office within 3 working days
- Please note rent is paid strictly by a bank standing order mandate payable on the 1st day of each month
- Proof of identity required (Passport, driving licence, previous utility bill, a copy of your employment contract or bank statements)
- Any outstanding balance must be paid in cleared funds prior to taking up possession
