All lettings are subject to satisfactory references being received and approved by the landlord. These references are usually obtained from a prospective tenant’s bank, employer or accountant, and present landlord or other personal reference. If a tenant is not in full-time employment a guarantor will be required. This person must be home owner in England or Wales
A holding deposit of £350.00 per person will be taken to reserve the property. Should the tenancy go ahead, the remaining balance of the deposit will be required to be paid before the start of the tenancy. Once the holding deposit is paid, the prospective tenant will be given a Reference Application Form to complete. This must be completed and returned within three working days.
The following costs and advance payments are required from the tenant before occupation:
Tenancy Agreement Fee (per tenant) - £295.00 exc VAT
Property Check In Condition Report - £55.00 exc VAT
TDS Registration Fee - £55.00 exc VAT
Immigration Visa Check (Non EU Citizens only) - £75.00 exc VAT
Property Check Out Report (Upon vacation) - £55.00 exc VAT
Current or Previous Reference Fee (per tenant) - £55.00 exc VAT
Guarantor Reference, Status and Declaration - £55.00 exc VAT
The tenancy agreement fee is an administration fee that covers the referencing of tenants, together with any guarantors if necessary. The fee also covers the cost of preparing and executing the Tenancy Agreement when the tenants(s) take occupation of a property.
Your deposit will be registered with the Tenancy Deposit Scheme and will be used to cover any charges assessed as being your responsibility at the end of the tenancy.
The following costs will be your responsibility during the tenancy:-
- Gas , electricity, water rates and Council Tax.
- TV Licence
- Any other charges and responsibilities specified in the Tenancy Agreement
